Offsite construction specialists, The McAvoy Group, have unveiled their latest prototype house that they claim can be assembled on site in just one day.

They showcased the 92m2 prototype at their factory in Lisburn, Northern Ireland, with manufacture and fitting out taking place entirely offsite to demonstrate their newest innovations. 

The new design has been engineered in collaboration with Queen’s University Belfast and Todd Architects. It uses a light gauge steel-framed building system that can be used for different configurations of houses or multi-storey apartments. 

The flexibility allows the company to design houses for a wide variety of needs: affordable homes for rent, shared ownership, market sale, build-to-rent, student accommodation and emergency housing. 

Special features of the house include:

  • An innovative floor construction using highly sustainable recycled material that provides excellent thermal performance and acoustic properties.
  • A pre-tiled roof module that is safer, faster and avoids workers having to build at heights or in poor weather conditions.
  • A new lifting system with specially designed load-bearing brackets to facilitate installation on site.
  • Options to finish the homes in render, brick, composite panels, timber or stone cladding.
  • Facade options such as a flat or pitched roof and offset module configurations.

The prototype was developed for the affordable homes sector, and designed to Lifetime Homes standards. It was a three bedroom, two bathroom build, constructed in four steel-framed modules with two pre-tiled roof units which can be installed on site. 

As offsite modular housing gains popularity across the country, we’re likely to see more companies join the challenge to achieve faster builds without compromising quality. McAvoy’s design has been certified by BOPAS with a design life of at least 60 years.

David Clark, head of manufacturing and innovation at The McAvoy Group, said: “The prototype house was a critical part of our design and engineering programme, allowing us to test innovative new building techniques such as the lifting system and the floor construction - which has proved to be a high performance, highly sustainable and robust alternative to pre-installed concrete floors.

“The team at Queen’s University Belfast worked with us on the project in a collaborative knowledge transfer partnership, providing input on testing and structural design. In return, we were able to give valuable industrial experience and the opportunity for academic research into new methods of construction to address the housing crisis.”
