The Role:
The Head of Property will work closely with and support both the Director of Commercial Services and the wider executive team to help deliver the business plan and strategic direction of the Company whilst leading and directing all property aspects of the existing portfolio and new sites.

* Manage our portfolio of properties
* Manage Facilities Management Contract(s) and corrective breakdown works
* Management fit out works of new premises and refurbishment of exiting
* Budget preparation on property

This role will report directly to the Director of Corporate Services and be the line manager of numerous Building Managers

Key Responsibilities
* Manage the portfolio of properties
* Prepare and monitor property budget
* Lease Management: Ensure new leases are sufficiently flexible (and limit liability) to suit our needs
* Deal with all building legal issues. Occasionally comment on overseas leases
* Prepare and draft HoT and negotiate as appropriate sub-letting of our accommodation where possible
* Implement and manage facilities management contract(s) and corrective breakdown works
* Manage building maintenance and services ensuring compliance to current legislation
* Prepare capex for office fit out/refurbishments
* Manage new fit outs and refurbishment of exiting accommodation
* Negotiate dilapidations and reinstatement of buildings at lease end
* Manage good relations and appropriate contractual relationships
* Prepare management reports as required
* Development of staff as line manager

Financial Authority: Sign off on commercial agreements to the value of £50k

* Office based with frequent travel between other centres in the UK as appropriate
* Flexibility in working hours will be required to meet demands of the role

The Company:
Our client is a nuclear specialist, covering both civilian and defence sectors, across the complete lifecycle from New Build, through Operations and Maintenance, to final decommissioning and waste disposal.

Essential Skills / Qualifications:
* +5 years (post degree) experience in commercial etc.
* RICS qualified
* Be commercially & operationally astute
* Extensive links and contacts within the commercial property sector
* Excellent communication skills at all levels
* The ability to effectively set clear goals, manage and motivate a small team
* Imaginative, enthusiastic, entrepreneurial and flexible in approach
* Form sound, evidence based judgements, making, assessing risk to delivery & taking accountability
* Able to prepare management reports including preparing annual 3 year business plans
* Knowledge and experience of office fit outs, reorganisation and refurbishment
* Knowledge and experience of property related finance
* Knowledge and experience of lease management

Desirable Skills / Qualifications:
* Knowledge of property management from a regulated environment background or the nuclear industry would be a distinct advantage
