The Role:
The Land Negotiator / Sr. Land Negotiator will have primary accountability for all land activities within a multidisciplinary Asset Team responsible for development of specific fields within an Unconventional Development Project in North Dakota. This includes responsibility for 3 rigs on approximately 100,000 net acres. The role includes regular updates to senior management on development planning and acreage acquisitions and trades. There will be functional land support from a Land Manager or Team Lead, but primary accountability is to the asset.

Roles and Responsibilities
•Acquire oil and gas leases, title curative and related agreements from landowners or Lessees and deliver accurate, complete information to lease, contract and division order counterparts
•Manage Unit and Well inventory for asset team and prepare drilling locations for handoff to construction and drilling
•Identify need for and negotiate as needed: data trade agreements, acreage trades, confidentiality agreements, farmins/farmoutsand other agreements
•Negotiate and write or supervise preparation of contracts, including JOAs and other needed agreements.
•Read title opinions and direct title curative or other activities as needed to protect company assets
•Advise and direct activities of other land personnel that may include land negotiators, land techs and contract agents working in Houston, field offices and other locations, including budget and spend of those activities
•Engage and assist on-the-ground team with surface access issues as they arise
•Identify recommend and execute opportunities related to top-leasing, joint venture partnerships, and other external opportunities
•Review leases and contracts to ensure contemplated activities are permissible and advise/negotiate where issues with existing agreements can be improved for the company
•Be familiar with current rules and proactively apply for changes to regulatory matters primarily related to field rules on well density, setbacks, reservoir definitions to facilitate development project.
•Actively seek ways to improve efficiency of work processes and policies

•PROJECT MANAGEMENT - Ability to manage multiple deadlines and requirements of multiple internal and external customers and stakeholders, Ability to manage project objectives, project time lines and success criteria
•NEGOTIATION – Focuses on objectives and key contractual issues, Determines and understands the other parties’ positions/drivers, Proactive in building trust, exploring options, clarifying understanding and managing expectations, Plans, manages and closes the negotiation process including implementation of the contract, Applies different negotiating styles, tactics and strategies
•CONTRACTS - Summarizes and communicates key legal issues and concepts including license regimes, legal precedents, regulatory environments and contract law. Detailed working knowledge of E&P contracts. Translates knowledge of contracts into business risk and value assessments
